Air Conditioning Service
Service Overview:
Your HVAC (Heating, Ventilating, & Air Conditioning) System consists of the heater and air conditioner units and the vents and ducts conducting the conditioned air. Most units are well designed to withstand abuse and keep running, but, like a car, air conditioners need regular tune-ups to run efficiently to maintain your comfort level.
Why Regular Maintenance is Essential:
Without regular maintenance an air conditioner loses about 5% of its original efficiency for each year of operation. The good news is that you can recover most of the lost efficiency through regular maintenance. Studies show that with regular tune-ups a unit will maintain up to 95% of its original efficiency. This means that you will quickly realize savings on your monthly electric bill and, in the long term, reduced repair costs.

Member Responsibilities:
- The first thing to check before turning on your unit is to make sure the condensing unit located outside is level and is not covered up – keep plant material at least three feet away.
- Change the filters regularly. Dirty filters restrict air flow, reduce efficiency and in the worse case, can cause the evaporator to ice up.
Helpful Hints:
- Run your air conditioner for a few minutes in late spring or early summer, before you need it. If you wait until the first hot day to discover it isn't working, you'll find yourself on a waiting list, sweltering for days before an air conditioning specialist can come to fix it.
- Be sure the thermostat is set in the cooling mode. Just setting the dial below room temperature will not activate the air conditioning if it is set in the heat mode.
Terms and Conditions:
Service limited to one air conditioning compressor and one Forced Air Unit (FAU) per home. Materials, including refrigerant and filters, will be charged in addition at standard rates. Up to one thermostat will be calibrated. Call backs on performance are $15.00 each to cover transport cost. 12-month limit on callbacks. Callbacks are limited to poor system performance or problems related to the maintenance service and does not cover additional damage however caused. If Alltegra are called back under false information, or if the callback is for any other reason than poor performance an additional service charge will be applied. Additional work is not covered. Any repair work requested by the client at the time of first service will be charged at $85 an hour and billed in 15-minute increments. Additional services, such as duct cleaning or sealing is by quote only. Other services not listed may have additional fees. Maximum of 30 minutes will be used for additional repairs or work during an air conditioning maintenance visit. Return visits for repairs and other work have a 1-hour minimum. Damage caused by our actions will be remedied by repairing or replacing the damaged part as needed. Guarantee is for one year if properly maintained by Alltegra. Any home system and its components will need to be replaced or repaired to be brought back to standard working order before any Alltegra guarantees or warranties can be put in force. Guarantees do not cover existing damage and normal wear and tear. Customer retains full ownership of their air conditioning system and all household systems and must act responsibly for those systems. Replace filters as needed and check to make sure the compressor is level and not covered up.
Major Appliance Service
Service Overview:
Your major appliances, such as your washing machine, refrigerator, and stove, take most of the work out of your home life. Unfortunately, appliances break down all too often, mostly just after the warranty expires. Regular upkeep of the appliances will help to keep them running efficiently, extend their life, and reduce problems.
Why Regular Maintenance is Essential:
Appliances have a tendency to falter at the most inopportune time, which can be very frustrating. Basic maintenance will help to keep your appliances running smoothly, and if you’re like most homeowners, there’s lots of maintenance you should be doing, but just never get around to, like cleaning the coils on your refrigerator or replacing the water filter.

- Inspect all laundry connections, such as at water hoses, gas lines, and electric cords for proper attachment

Member Responsibilities:
If a problem arises with an appliance be prepared to supply the following details when you book the appointment:
- Date of purchase
- Serial and model numbers, found on a metal plate or sticker on the side or bottom of each appliance
- Description of the problem
Helpful Hints:
- If you're going to be away for several months, pour an ounce of cooking oil into the puddle of standing water in the bottom of the dishwasher to keep the water from evaporating. This helps prevent the rubber parts from drying out and shrinking during the long lay-up.
- The lint should be cleaned out of the trap on the dryer at least every other time a load is dried.
- You can help keep a garbage disposal odor-free by periodically throwing in half of a lemon or orange and running the unit with warm water or by adding a cup of ice cubes made out of vinegar and running the unit with cool water.
- Do not spray anything into the holes where the door latch is inserted or anywhere around the touchpad as this can result in internal short circuits and costly damage to your microwave.

Services for each appliance are limited one of each type of major appliance: one cooker, one stove, one refrigerator, one washer, one dryer, one garbage disposal, one stand-alone water filter. General cleaning of appliances are limited one of each type of major appliance: one cooker, one stove, one refrigerator, one washer, one dryer. Additional appliances can be serviced at $20 per appliance. Water filter replacement is limited to two filters. All bulbs, filters and other parts to be supplied by the homeowner. If these parts are not present at the time of service, the service will be counted as completed, unless the parts were previously ordered from Alltegra. First call back for poor cleaning is free, additional call backs on performance are $15.00 each to cover transport cost. 12-month limit on callbacks. Carpet Cleaning
Service Overview:

Dry cleaning is the premiere method of cleaning your carpets and results in a significant reduction in drying time—30 minutes versus 24 hours for steam cleaning.

Member Responsibilities:
- After the carpets are cleaned by your membership trade specialist, be prepared for new spots to appear during the next thirty days. As the carpet dries, deeply embedded grease and other residue will come up to the surface and appear as a new spot. Call us immediately so we can re-clean the affected area. Spots originating from under the carpet are not covered.
- Carpets need to be vacuumed once a week and more often in areas of heavy traffic.
- Treat spots immediately.
Helpful Hints:
- Remember today’s spot is tomorrow’s stain. Blot the spot, do not rub or brush too hard.
- Buy a welcome mat for each entrance to act as a receptacle for large particles and dirt stuck on your shoes.
- Prevent the pile of your carpet from being crushed and worn prematurely by putting a throw rug or small carpet in front of especially heavily trafficked areas, like in front of a favorite chair.
- Add baking soda to the bag in your vacuum to fight odors.
Terms and Conditions:
Up to 600 square feet of carpet is covered in standard steam cleaning service. We will move most furniture that can be safely moved by a two-man crew. Items not covered include pianos, electronics, china cabinets, waterbeds, large beds, dressers with mirrors, pool tables, and similar. Furniture replaced with protective shields to prevent rust stains. All breakables and small items shall be put away by homeowner. Chimney Cleaning
Service Overview:
Fire safety officials recommend cleaning chimneys once a year or after every cord of wood burned. The incomplete burning of wood or coal creates a combustible deposit called “creosote” that is the material most frequently ignited in home heating fires. If you have a wood or coal stove or a fireplace insert or if you use glass doors on your fireplace, you’re probably building up creosote faster, and you will probably need to clean the chimney more often.
Why Regular Maintenance is Essential:
Not cleaning your chimney can result in a lack of airflow through your fireplace, carbon monoxide leaks, and even the dreaded chimney fire. A chimney fire burns hot and fast and can quickly spread. If you haven’t had this service performed in years then now is the time to have it done. It is well worth the cost to make sure the rest of your home is safe against the possibility of your house catching on fire. It is also important to keep varmints and birds from nesting in the chimney.

- With increased use, have the chimney cleaned more often.
- Do not burn any construction scraps of treated or painted wood, especially treated wood from decks or landscape ties. The chemicals used can release dangerous amounts of arsenic and other very toxic compounds into your house.
Helpful Hints:
- A cord of wood is approximately a woodpile of 4 by 4 by 8 feet.
- Close the damper and cold air vent when not in use. Leaving these open is equivalent to having an open window in the house.
- When completely cool, remove old ashes and coals from under the grate. A light layer of ash is desirable as an insulator and will help to reflect heat.

Drain Cleaning
Service Overview:
There are a variety of different drains in your home that need to be kept clean so that they work properly. Grease, soap, food and other waste can take their toll, making your drains clog and run more slowly over time. In order to extend the life of your drain system you should regularly clear and snake all your bathroom and kitchen sink drains to maintain existing drainage flow. This will prevent further permanent sludge build-up.
Why Regular Maintenance is Essential:
Out of sight is often out of mind, but food and other waste only travels down a drain line a few feet before being absorbed into existing sludge, which is similar to thick motor oil or pudding batter. Over a period of 12 months, if not removed, the sludge literally begins to turn into brick and the inside of the pipes permanently become smaller. If your drains are 30 years old or older, the drainpipes under your house are probably about 75% permanently closed off and they must be cleaned yearly to avoid closing off entirely. Once that happens you will need to jack hammer your floor to replace the drainpipes under the concrete foundation. Younger drains will be slowly decreasing in diameter and effectiveness every year, but with yearly maintenance to remove the residue, your drains will stay the same diameter for life. Yearly maintenance can also warn you of other issues such as corrosion, underground breakages and roots that can cause significant harm in water damage.

Member Responsibilities:
- After the drains are cleaned by your membership trade specialist, be prepared for new clogs to appear during the next thirty days. As the old sludge near the clog is removed the new wall of exposed sludge begins to absorb water and may collapse, which sometimes creates a new clog. Call us immediately so we can reopen the drain.
- To help keep drains clear, pour a kettle full of boiling water down the sink or bathtub drain once a month.
- Apply drain enzyme product and root killer to the drain system monthly, if directed by your member trade specialist.
Helpful Hints:
- Consider putting a strainer in the kitchen and bathroom sinks to stop hair, soap, cereal, and other objects from going down the drains.
- If a sink has not been used for a while, you may notice the drain smells bad. The P-trap (the portion of the pipes under the sink that prevents smells from coming back up the drain) may have dried up. Simply run the sink for several seconds to refill the P-trap with water and see if that eliminates the smell.
- To avoid smelly sink drains, try to use a small hand plunger to shake loose any items that are causing the foul smells.
- A garbage disposal is not a true trash disposal, it clogs when a lot of food is put down the drain without sufficient water to wash it down. Water to food ratio should be 5-1 to help push the waste down the drain.
- Never put potato peels down your waste disposal as they are waterproof and can quickly lead to clogs.
- The only things you should ever flush down a toilet are the toilet water, human waste, and toilet paper. Never pour grease down your drain.

Guarantees do not cover tree roots of any kind, foreign objects, broken pipes, or rusted and corroded pipes. Customer retains full ownership of their drain system and all household systems and must act responsibly for those systems. They should not put in the drains any non-dissolvable items, or improperly use by putting too much down the drain at once. For example, no potato peels or peels of any kind, fat, oil, or any setting substance.
Exterior Deck Sealing
Service Overview:
You have a beautiful wood deck outside your house perfect for entertaining and relaxation and you want to keep the color vibrant and the wood preserved. Sealing against the elements is a great way to preserve and protect your investment.
Why Regular Maintenance is Essential:
Sealing helps preserve your deck against stains, mildew, and damage from UV light. Water, wind, sunlight, and extreme temperatures all contribute to deck wear. Sealing a wooden deck should be part of regular maintenance each year to keep your deck looking new, prevent fading, and help keep the wood from splintering.
Membership Service Highlights:

- Clean the deck with a pressure washer or with oxygen-bleach solution
- Wait 24 hours before applying sealer – wood must be dry
- Protect surfaces not being sealed
- Seal wood surfaces with an appropriate high-quality sealant

- Keep people and furniture off newly sealed decks for at least 24 hours.
- Keep decks swept clean, do not allow piles of debris to build up.
- Make sure decks drain properly.
- Owners must use common sense and reasonable caution regarding the use of barbeques, hibachis, and other heat and or fire producing electrical items on decks.

- Place a protective mat under a BBQ to help protect deck from stains.
- Do not place potted plants on the deck without raising them off the surface to allow air movement underneath the pot.
- Table and chair legs should have caps or pads to help prevent scratches and gouges.

Fence and Gate Maintenance
Service Overview:
Fences help keep varmints and unwanted pests out of your grounds and can also help reduce intrusion from neighbors and noise, keeping your yard your own patch of paradise. Loudly squeaking gates, or gates that no longer latch are often “put up with,” but to fix them is straightforward. Also, over time fenceposts will shift, making your fence less stable, and making panels lean. Meanwhile critters will periodically tunnel underneath.
Why Regular Maintenance is Essential:
Wood material is especially susceptible to dry rot and termite infestation. Posts nailed to the house and in contact with the earth can serve as a pathway for termites to enter the structure. Hardware such as brackets, hinges, latches, pins, and installation hardware will need to be inspected and adjusted. With metal gates, rust can be a concern; to keep the gate rust-free and swinging smoothly it may need to be retreated on an annual basis. Vinyl and composite tend to be the longest lasting materials for garden gates in all weather, but may need occasional cleaning. Perimeters should be checked for tunnels and other undermining by animals.

- Inspect all exposed wood fences and posts to assure that no untreated wood is in contact with the earth.
- Keep a minimum two-inch clearance between the bottom of a wooden fence and the soil level to help prevent rust or rot.
- Keep wood fences and gates painted or stained.
Helpful Hints:
- If child safety is a concern, be sure that the gate latch sits high enough to keep small hands from reaching it, and choose a gate style that's not easy to climb.
- Regular sealing or painting of the fencing helps prevent warping and rot or rust.
Terms and Conditions:
Minor repairs and adjustments of up to two gates and 100 linear feet of fencing covered in standard service call. Minor repairs and adjustments to include: reattaching existing wood pickets to close gaps, adjust gate or latch to close properly, touch up paint (homeowner to supply paint), reattach loose blocks with mortar. Replacing missing wood or concrete blocks is not included, unless the materials are supplied by the customer. Welding of iron pickets and fencing is not included. Gutters and Downspout Cleaning
Service Overview:
Roof gutters and downspouts are constructed to catch rain runoff from roofs and direct it away from the foundation. If the gutters become clogged from leaves and debris the flow will slow and the potential for water damage greatly increases. You should regularly clear out leaves, debris, and muck and flush the system so that the water runs freely. It is recommended to perform this service twice yearly—once in the late fall and again in early spring.
Why Regular Maintenance Is Essential
When gutters are full of leaves and other detritus they are prone to block, which can cause water to pool in the track and/or run over the side of the gutter at locations other than the downspout. This stagnant water will greatly increase the risk of mold and insects. When water exits over the side of the gutter this will at least cause staining to the exterior of your house, and often causes significant damage in rot and water damage to the roof and the walls of your home. This water will seep into stucco, wood, bricks and mortar and insulation and may cause mold and spores inside your home, a weakening of the structure of your house, and other issues. If this happens you will have to replace whole sections of your walls and roof.

Lawn Aeration
Service Overview:
Kids and pets are really hard on your lawn. Heavily used lawns often have compacted soil. This restricts the amount of air and water reaching the roots, limiting healthy grass growth. Aeration lets water, fertilizer and air move more freely in the soil. It is best to aerate your lawn once in the Spring and again in the Fall when the cool season turf is growing.
Why Regular Maintenance is Essential:
Aeration helps reduce runoff and control thatch, a layer of dead stems that can build up under some grasses. Due to the way water moves through the soil, clay and mostly-clay soils have to be aerated more frequently than loose sandy soils. It is essential that oxygen and water get down to the roots to maintain a vibrant green lawn. You can help to improve the soil structure by leaving the cores to breakdown in the lawn after aerating.

Included in this service are: light bulbs in high ceilings (over 15 feet), smoke detectors and carbon monoxide alarms, fire sprinkler heads, and ceiling fans. Sometimes these items are out-of-sight, out-of-mind and get passed up for regular maintenance, but it is very important that they all are looked at or maintained at least once per year.
Why Regular Maintenance is Essential:
High placed light bulbs are somewhat difficult to replace when burned out without ladders and/or specialized equipment. Life safety equipment, such as fire sprinklers and fire extinguishers should be checked at least annually and batteries changed at the same time. Ceiling fans can become unbalanced and start wobbling or making funny noises as time goes on and the dust and grime starts to build up. Regular maintenance is essential to the proper operation of all these items.

Tile and Grout Service
Service Overview:
Tiled areas are designed to be waterproof, protecting your walls and counters in your kitchens and bathrooms, and the floors throughout your house. But peeling or cracked caulking and cracked grout can seriously affect performance. Cleaning tile grout protects tiles from being broken down by mildew, grime or moisture. Caulking protects the edges and joins of tiled areas by stopping water from getting behind the seal. Some types of tile, including stone and mosaic, require regular maintenance and specialized cleaning.
Why Regular Maintenance is Essential:
Ceramic tile is extremely durable and requires regular cleaning, especially the grout. Experts recommend cleaning tile grout regularly because grout—especially in showers and on floors—collects grime on a daily basis. Cleaning grout prevents discoloration and lengthens the useful life of the tiled area. Time and weather will shrink and dry caulking so that it no longer provides a good seal. Routine maintenance on caulking around tubs and sinks, inside showers and on countertops is necessary to prevent long-term water damage resulting from water getting behind the tiled area and causing rot and other issues. Replacing cracked or blackened caulking can make your kitchen or bathroom look like new.

Window Cleaning
Service Overview:
Keeping your windows cleaned is essential to giving the exterior of your home a vibrant look, and it allows you to admire the world outside from the interior of your home without having to squint through fingerprints and grime.
Why Regular Maintenance is Essential:
Cleaning windows can be a challenge because of height issues; especially hard to clean are the outside window panes of your home. Regular cleaning prevents calcium and other mineral deposits from forming on the glass and window frames. Who wants dirty grungy screens and window tracks when you can have crystal clear windows and free flowing screens.
Membership Service Highlights:
On a semi-annual basis our membership trade specialist will:
- Remove and mark all screens, cleaning both sides of the screens before setting them aside
- Wash both the inside and outside of the windows
- Clean the window tracks and sills
- Put the clean screens back in place
- Apply a silicone lubricant to the track

- Make sure you remove any obstructions in front of the windows (especially if you have storm windows and the sashes need to be adjusted from the inside).
